 includes multiple retail units\, associated parking\, vehicular access poi
 nts\, pedestrian circulation elements\, and supporting infrastructure impr
 ovements.\n\n\n\nThe applicant has submitted site plans\, traffic impact d
 ocumentation\, and preliminary architectural renderings for Planning Board
  review.\n\n\n\nScope of Review\n\n\n\nThe Planning Board’s review will 
 include\, but is not limited to:\n\n\n\n\nConsistency with the City of Civ
 itas Comprehensive Plan\n\n\n\nLand use compatibility with surrounding pro
 perties\n\n\n\nTraffic circulation\, ingress and egress\, and pedestrian s
 afety\n\n\n\nParking layout and accessibility\n\n\n\nLandscaping\, bufferi
 ng\, and visual impact\n\n\n\nStormwater management and utilities coordina
 tion\n\n\n\n\nCall for Public Comment – Shopping Center Proposal\n\n\n\n
 Members of the public are invited to provide oral or written comments rega
 rding the proposed Main Street shopping center development.\n\n\n\nPublic 
 comments should address planning-related considerations such as land use\,
  traffic\, environmental impacts\, neighborhood compatibility\, and consis
 tency with adopted city plans.\n\n\n\n\n\n\n\n6. Public Hearing: Main Stre
 et Roadside Park Expansion\n\n\n\nProject Overview\n\n\n\nThe Planning Boa
 rd will conduct a public hearing on a proposed expansion of an existing ro
 adside park located along Main Street. The project includes additional gre
 en space\, pedestrian amenities\, and recreational features intended to en
 hance public access and streetscape quality.\n\n\n\nProposed improvements 
 may include walking paths\, seating areas\, landscaping enhancements\, and
  safety improvements along the roadway frontage.\n\n\n\nScope of Review\n\
 n\n\nThe Planning Board will evaluate the proposal based on:\n\n\n\n\nPubl
 ic benefit and community use\n\n\n\nIntegration with existing park facilit
 ies\n\n\n\nPedestrian access and safety\n\n\n\nEnvironmental consideration
 s and green space preservation\n\n\n\nMaintenance and long-term usability\
 n\n\n\n\nCall for Public Comment – Roadside Park Expansion\n\n\n\nMember
 s of the public are invited to comment on the proposed roadside park expan
 sion. Input is encouraged regarding design features\, accessibility\, safe

  (Non-Agenda Items)\n\n\n\nFollowing the public hearings\, the Planning Bo
 ard will accept general public comments on matters within the Board’s ju

 ring this period are subject to time limits and must relate to planning an
 d land use topics.\n\n\n\n\n\n\n\n8. Planning Board Discussion and Deliber
 ation\n\n\n\nPlanning Board members will discuss the proposals presented\,
  ask questions of staff and applicants\, and deliberate on planning consid
 erations raised during the hearings.\n\n\n\nNo final action may be taken u
 nless listed on the agenda.\n\n\n\n\n\n\n\n9. Staff Reports\n\n\n\nPresent
 ation of planning staff updates\, including project status updates\, upcom
 ing applications\, and procedural items.\n\n\n\n\n\n\n\n10. Board Member R
 eports\n\n\n\nPlanning Board members may provide brief updates or request 
 future agenda items.\n\n\n\n\n\n\n\n11. Adjournment\n\n\n\nThe Chair will 
 adjourn the meeting.\n\n\n\n\n\n\n\nPublic Comment Participation Instructi
 ons\n\n\n\nResidents wishing to provide public comment may do so in the fo
